How to Purchase a Home Before You Sell

As a homebuyer, you have to weigh your needs and your wants to identify which house you should purchase. Aim to purchase your home at a time where the market is trending low. It is important not to overpay for your home, and lways be aware of the APR you agree to on your mortgage.  Not all home loans are created equally.

  1. Is it time for you to buy a home?

Buying a home is not easy, and not everyone is always prepared for the realities of being a homebuyer. To buy a home you’ll need to (1) have enough money saved for a down payment (about 20% of the total home price), (2) have a good credit score (about 700), and (3) have a solid work history of about two years to show that you will be able to make regular mortgage paymnts. If you do not have all three of the above requirements, you’ll want to continue saving, perfecting your credit score, and building your good work history. This way, when you go to apply for a mortgage in the future, you will be prepared to buy your dream home.

  1. Search for a home

Next is the fun part and the hard part. You’ve saved your money, built up your credit, and stayed with the same employer for the last two years to show you are a good candidate for a loan to purchase a home. As you go about the homebuying process, you’ll want a trusted real estate agent at your side to help you find the house of your dreams. You owe it to yourself to purchase a house that you and your family can prosper and grow in for years to come.

  1. Make an offer

Once you find the home of your dreams, it’s time to make an offer. Your offer will come in the form of a letter written by your real estate agent that informs the seller about you and how much you would like to pay for the house. The offer will also likely include 1-2% earnest money deposit.

  1. Home Inspection

Before you purchase a house you should always have the house inspected. Inspections ensure that you do not purchase a home with serious defects that could prevent you from even moving in.

  1. Appraisals

Appraisals ensure you do not overpay for a home.

  1. Repairs or Credits

If after the home inspection and appraisal you find that that the house has some issues that you did nto previously know about, request that the seller repairs the issue or credits the house price to reflect the defects.

  1. Walkthrough

This is it! All of the repairs are made, the contracts are adjusted, and the deal is just about set. This is the final walkthrough to make sure everything is as it should be and you are ready to buy the house.

  1. Close

Congratulations! You are now a homeowner.

What’s Going on in the Market?

While your neighbor may claim the sky is falling and that the “housing bubble” will pop, experts tend to disagree. Due to a rising housing demand from millennials, housing prices are expected to not fall, but they are expected to slow in appreciation as compared to the last five years, which saw a dramatic increase in housing prices. The market is not expected to see any dramatic rises or falls in the foreseeable future.
